Management Audit and Operational Improvement Program for the Arapahoe County Fleet and Facilities Management Department (included Facility Assessments and system procurement integration). Ongoing support is being provided for a continuous improvement process including multi-year planning and budgeting for capital needs for 20 years.
Salt River Project (SRP)
In 1990 Salt River Project (SRP), the Nation’s third largest multi-purpose municipal utility company, committed to realigning its business strategy with the changing pattern of energy consumption. Members of FM Solutions’ team were tasked with creating a Facility Management Program that would support SRP’s new financial objectives by eliminating the need for additional capital borrowing.
The objective was achieved using a balanced focus based on increasing efficiencies in operations and maintenance while reducing the size of SRP’s facility portfolio.

Arizona Public Service (APS)
FM Solutions has an ongoing 8-year strategic alliance with Pinnacle West Capital Corporation to provide design and construction management services to Arizona Public Service, a Pinnacle West subsidiary. APS has 120 buildings located on 60 sites with land holdings of more than 2,000 acres. Their facilities include customer service offices, administration offices, maintenance shops, warehouses, crew rooms and storage yards totaling more than 1.5 million square feet.
Best Western
Space analysis of functions and personnel currently located in two separate office campuses comprising approximately 170,000 GSF with a projected occupancy of 538 staff. Prepared assessment of current properties and created a series of Scenarios with associated economic models for evaluation.
Cox Communications
FM Solutions has provided professional services to the Cox Facilities Management Department since 2000 via an ongoing multi-year strategic alliance to support their strategic and tactical planning needs.
City of Phoenix, Arizona Operational Assessment
The City of Phoenix Public Works Department selected 3D/I in association with FM Solutions to develop a phased improvement program for the City’s more than 7 million square feet of municipal facility assets. In addition to conducting a detailed facility condition assessment of all of the Public Works buildings, a comprehensive diagnostic review of the Department’s staffing, policies, procedures and management reporting systems was completed.
Coconino County, Arizona Facility Master Plan
Colloborationg with key Coconino County personnel and staff, FMS developed a Strategic Facilities Master Plan to help guide the County through the year 2020.
LFUCG Downtown Facility Master Plan
Provided Master Planning Services to accommodate 10 years of growth for government-owned facilities and parking structures located in downtown Lexington, Kentucky. The project scope covered over half a million square feet and included facility benchmarking in terms of space usage and operations & maintenance, facility condition assessments, deferred maintenance analysis, local real estate evaluation, multiple proposed future scenarios, and a ten year cash flow to support FMS recommendations.

Mesa County, Colorado RTPO Space Program
New Facility program to accomodate Mesa County's Regional Transportation Planning Office and transportation contractor. Site will also serve as a transfer station for passengers to change routes at a centralized location.
